The majority of home buyers like a floor plan that flows seamlessly from one room to another.  Entertainers like to be able to chat with their guests while they are preparing food and drinks so a kitchen that is open to the family room is ideal. An open concept floor plan may not be a feature of an older home, however, it usually can be created with the removal of a wall or two.

Modern Eat-in Kitchen. Kitchens continue to be the social centre of the home, so a beautiful kitchen with a large island that can be used for food preparation, eating area and a homework station is must-have feature for many home buyers. 

Energy-Efficient Fixtures and Appliances. With energy costs on the rise and growing interest in protecting the environment, buyers are conscious of purchasing homes that are energy efficient. Energy Star appliances LED lighting and high-efficiency furnace, AC and hot water heaters are top on the wish list.

Home Office/Work Space. As technology continues to make us more mobile, many buyers have more options than ever to work from home and having a dedicated space is important.

Finished Basement. Many buyers are looking for a finished basement to use as an entertaining space, TV room, games-room or home-gym.
